  • Alterations and internal additions to existing warehouse to create 24 new retail & commercial tenancies.
  • Works to O?Riordan St facade will comprise removal of a roller door and the replacement with an aluminium framed window; construction of new aluminium framed windows at ground floor level; double entrance doorways, accessing the communal area of the building & corner ground floor tenancy; single doorways for emergency access and to access a switchroom; awning, stairs & ramp to enable access between street & ground floor level.
  • The Collins Street facade will be altered as follows: construction of aluminium framed windows adjacent to the ground floor driveway; new entry door; relocation of the existing access.
  • Internal works will comprise individual tenancies to be constructed ranging from 20sq m to 239sq m to be constructed in non-load bearing partitioning; a number of tenancies will contain a light weight mezzanine level, accessed via stairways internal to those tenancies; upgrade of existing toilet facilities & construction of additional toilet facilities; construction of a switch room, mail box area & garbage area; modification of existing openings and the construction of new openings within a wall to the east of the ground floor. Off street parking spaces for 36 vehicles, consisting of 26 vehicular spaces in the central parking area and 10 spaces accessed from the existing driveway crossing in Collins Street.
