Alterations & additions to former council depot building & change of use for the purposes of a bulky goods retailing centre Home HQ & associated retail & cafe use.
- Works will comprise: retention of majority of existing buildings; sympathetic internal & external alterations to existing building to maintain its heritage significance whilst enabling its conversion to a bulky goods outlet.
- Partial excavation of the lower ground floor, reconfiguration of internal areas to accommodate a lower level, ground & first floor retailing areas.
- Use of the building for a range of bulky goods retail tenancies.
- Provision for other retailer (non-bulky goods uses such as bulk pharmacy retailer or similar).
- Use of a smaller tenancy for ancillary uses such as cafe/restaurant.
- Maximum overall GFA of 26,337sq m.
- Retail spaces will be allocated around a circular space & void area linking all 3 retail levels via an escalator system.
- The footprint of the building will be expanded to the north & south.
Sustainable design initiatives have been incorporated into the proposal through the re-use & recycling of materials.
- Construction of new carparking areas within 3 basement levels, as well as in the Reserve Rd setback for a total of 515 cars, 21 motorbikes & 56 bicycle spaces.
