Works to the exterior of the existing tower buildings to enhance their external appearance. Podium level of the casino complex will be extended onto the Switching Station site. Podium structure will comprise 3 levels above ground, which continue the form and scale of the existing podium to be used generally as follows: Level 00: hotel foyer, hotel back of house areas, retail and café/restaurant space; Level 01: gaming, leisure and relaxation areas, being an extension of the gaming floor in the existing casino complex; Level 02: conference facilities. The ground level of this building will be provided with connections with the surrounding streets, new major pedestrian entry points to the complex will be created to provide connection into the rest of the casino complex via the reconfigured internal pedestrian arcade through the building. Retail and café/restaurant premises are provided along the Union St frontage. Level 1 of the extended podium will contain an enclosed extension to the gaming floor, and an adjacent outdoor area. Level 2 of the podium will accommodate conference facilities & back of house areas. Frontage will be significantly altered, the arcade will be provided with a new pedestrian entry point, & will be expanded and altered to connect to the new entry point located on the corner of Union and Edward Sts. The arcade will be upgraded to provide new connection points, retail premises and café/restaurant areas. Extensive alterations & additions to the frontage of the complex, stairs to the main entry to the casino complex will be demolished, frontage redeveloped to provide new 'front' to the site orientated towards Sydney Harbour. At ground level, new 'porte cochere' will be created, glass enclosed foyer containing stairs, escalators and elevators, café/restaurant at ground level. Level 00 of the new frontage will comprise an extension of the existing internal pedestrian arcade, with premium new retail outlets. Level 01 of the new frontage of the building will comprise an extension to the existing gaming floor, including two large open balconies, and a void to the entry below, Level 02 of the new frontage of the building will provide a new harbour view night venue, bar and restaurant, and an open landscape deck and void to the entry below. Level 03 will comprise a series of open decks, including a large pre-function area adjacent to the existing ballroom, which will be expanded. The large open deck immediately within the proposed new façade will have a bridge link to the ballroom pre-function area, and will accommodate a range of food, beverage and seating facilities. Basement comprising 4 levels of carparking, with each level connecting into and extending the existing car parking provided on the casino complex; an additional 500 car parking spaces are provided in the new basement parking area. The proposal is for a new café building generally in the location of former Building 13, in which the previous café was housed. The proposed café building is single storey with a maximum height of 4.2m (to the top of the roof) and 7.2m to the highest point on the chimney element). It provides seating for 98 patrons, comprising 70 seats internally and a further 28 seats outdoors beneath part of the existing shade canopy to the east of the proposed building. A kitchen and servery, back-of-house facilities and male, female and accessible toilets are provided internally. A takeaway counter is also provided adjacent to the waterfront at the front of the building. Back-of-house areas are located generally at the western end of the building and include a garbage storage room which provides storage for 3 bins with external access, cool room and dry store. The proposed chimney provides for kitchen and toilet exhaust above the lower roof line. Hydraulic plant for the water features within the Blaxland Riverside Park are provided within the plant areas to the western end of the building. The building is contemporary in design, materials and detailing. It has been designed to complement and respect the existing buildings and structures in the vicinity and uses similar or complementary materials and colours. Building materials will include a mix of fibre cement and steel wall cladding with aluminium and steel roof cladding. All materials will weather to be non reflective to ensure no negative visual impact. The proposed chimney element will similarly be steel clad to provide a modern industrial interpretation to the building. On the northern elevation, aluminium framed glass sliding doors are proposed to enable the café to open out onto the wharf apron. Fixed glazing will be provided above the doors on this elevation. Aluminium louvred windows are to be provided on the southern elevation to allow for natural cross-ventilation. Concrete slab to be demolished & new concrete slab to be constructed.
