CLARENCE ST COMMERCIAL BUILDING
60-62 (Lot 1) Clarence St (DP82570, DP78723), Sydney, NSW 2000 Has Clarence St Commercial Building currently at Construction stage. Alterations & additions to 60 & 62 Clarence St to amalgamate the currently separate buildings into a single operational building. The award of 734sq m of Heritage Floor Space is also proposed. Conservation of heritage listed No 62 and the addition of 2 levels to No 60. The buildings will be used for commercial office space, and ground floor retail/commercial/restaurant. Existing structures will be stripped of in excess of 100 years of accumulated and out of date services, office partitions, false ceilings, and the like. Demolition of old lifts & fire stairs. A new services stair and lift core will be built inside No 60, serving both buildings. Penetrations will be made into the common masonry wall between both building at each level to allow for a single open floor plate. Where existing lifts, stairs & risers are removed, affected timber structures and flooring will be made good to match existing timberwork. Structural diagonal bracing & other structural connections will be installed under every timber floor and partly in the timber roof of No 62. Timber floors will be topped with a levelling compound, underlay & carpet. The currently raised ground floors of both buildings will be demolished and a new, lowered floor built to provide disabled access directly from the Clarence St footpath to the new ground floor lift lobby and the retail space. New service rooms for both buildings will be located at the York Lane entry. New sprinkler pipe routes and minor services will be reticulated where possible in ceiling void spaces. The west facade of No 60 is currently a substandard aluminium framed metal clad system which will be demolished & substituted by a new modern, double glazed facade. A new 2 storey office extension is proposed on No 60, on new levels 6 & 7. The gabled roof will be demolished to achieve this. A small glazed awning will be located in the centre. The western brick facade of No 62 will be fully retained, cleaned & repaired. The ground level facade to York Lane is to be modified, to reintroduce 3 original openings.
