TRAVELODGE WYNYARD HOTEL & NRMA
Commercial Building - Addns To Hotel - 4 Storey project at 7-9 York St, Sydney, NSW 2000 In The Council Area Of Sydney of Private. The proposal comprises alterations & additions to the existing Travelodge Wynyard hotel building. Works will include construction of a 4 storey addition on the southern side of the building fronting Margaret St for use as commercial premises to accommodate a new NRMA centre; internal alterations to the ground floor & levels 1, 2, 3, 5, 6 & 21; internal fitout of the hotel and office area as indicated on the DA drawings; and associated improvements to services. The new 4 storey building will be constructed connecting on each level to the existing building. The extension will be of contemporary appearance, comprising an aluminium frame with a combination of glazed panels. The new extension will accommodate a new Sydney CBD NRMA centre which will provide a range of services for members: ground floor travel agency & reception; members' help centre on mezzanine; offices, meeting rooms on levels 1 & 2; and members' lounge with outdoor terrace on level 3. The NRMA centre is to be accessed via a new entry at the corner of Margaret & York Sts. The NRMA offices will occupy Level 1 of the existing hotel building. This level, which currently occupies function rooms and hotel offices, is to be converted to open plan office space. Alterations to the existing hotel will be contained within the existing building envelope. External alterations will include recladding of the existing podium facade. Internal alterations will include new luggage store in existing hotel lobby. Also at ground floor level the reception desk, bar & restaurant will be reconfigured. Modifications to the restaurant layout will result in an increased seating capacity form 80 to 89 seats. Alterations are also proposed to specific floors which will result in an overall increase in the number of rooms from 268 278. The existing facade of the York St elevation to the podium levels (ground & levels 1-3) will be upgraded by cladding with coloured metal sheet panels. Existing columns will be painted. Vertical steel members on the northern & southern ends of the facade will be removed. An exisitng black stone base will be replaced with a stone plinth. The facade of the new addition comprises a mixture of planar/frameless glazing and a heavily articulated glazing system. A new awning will be provided along the York St frontage. Flexible event spaces including catwalk/work desk & the Transformer inclusive of toilets and bleachers seating area. The project is aiming to create an integrated linear park that supports and reflects the dynamic and innovative character of the surrounding education precinct; provide effective pedestrian & cyclist access between Darling Harbour & Central Station; deliver a linear park & pedestrian link that connects Stage 1 of the UPN with the new UTS Dr Chau Chak Wing building & proposed redevelopment of the Sydney International Convention, Exhibition and Entertainment Precinct; provides spaces for a mix of recreational social and cultural activities; incorporate environmentally sustainable initiatives & heritage interpretation. Site preparation and demolition works including removal of storage sheds/containers, waste and former railway items, demolition of retaining walls, kerbs and median strips.The existing railway lines will be retained in situ and predominantly covered with a precast concrete plank system, other materials include recycled site material, hardwood timber, asphalt, insitu concrete and steel for stairs and ramps. Steel balustrades will be used along the wall to Darling Dr and the ramp to Darling Dr at the northern end of the site.
