CROWN ST RESERVOIR SITE COMMERCIAL DEVELOPMENT

The proposal comprises: Demolition of the later addition to the former Meter Testing Workshop (the workshop) on its western elevation fronting the driveway access to Reservoir Street and the shed attached to the workshop fronting Crown Street and other internal and external structures within the Commercial Trade Building. Conservation and adaptive reuse of the Workshop as three cafes/restaurants with outdoor seating areas including an addition to the east and reinstated first floor over the central portion of the Workshop. Refurbishment of the Commercial Trade Building including a new façade, new clear glass shopfronts, new awning to Crown Street, addition at Level 2, new plant and services, basement car parking, ground floor retail showrooms (8) and commercial tenancies on Level 1 and 2. Creation of a publicly accessible private open space (728sq m) in the form of a 'laneway' between the Commercial Trade Building and Workshop accessible to pedestrians via the existing Crown Street entry and a new pedestrian entry. On-site parking for 31 cars, 41 bicycles (13 tenant and 28 visitor) and one loading bay, with vehicular access from Campbell Street. Use of certain tenancies in the refurbished Commercial Trade Building as retail showrooms (defined as shops) on the ground floor and commercial premises on Levels 1, 2 and 3. On this lower level, vehicle parking, a dedicated loading bay, bicycle storage facilities, male/female shower/changing facilities and associated plant rooms are located. Dedicated parking for the disabled is also provided. Stairs and a dedicated passenger/goods lift provide access to the tenancy floors. Retail showrooms are designated for the ground level whilst the upper floors provide commercial studio spaces. The main commercial entrance lobby is located almost centrally along the main building frontage and contains the goods/passenger lift, providing direct access from Crown Street to the upper levels of the building. The existing main staircase will form part of the lobby and contributes to a more informal entry to the commercial studios. A proposed glazed display 'pod' will be suspended within the void of the stair landing. Studio office space is arranged on the two upper floors of the building. The studios are planned around a central circulation spine on Level 1, including shared amenities and communal facilities such as meeting rooms and break out areas.
