Works will occur in 5 main stages. Stage 1: stripping of topsoil and vegetation, & removal of waste. Stage 2: addition of imported fill material, including lime stabilisation, & compaction to raise the level of the site to guard against flooding. Stage 3: installation of service infrastructure and drainage. Stage 4: construction of Stage 1 of the distribution centre/warehouse facility, including the construction of all buildings, the provision of access ways, parking / loading and unloading areas and on-site landscaping. Stage 5: construction of Stage 2, being a future extension to the northeast corner of the building and possibly a gatehouse. The proposed distribution centre/warehouse (Stage 1) will consist of the following main components: a single level ambient warehouse, with a footprint area of 36,213sq m; an ancillary cool house, providing: a chocolate & fruit/vegetable storage area; chiller, freezer; & cold handling area with a footprint area of approximately 12,200sq m; a cool house mezzanine level with a footprint area of 643sq m; an internal spine consisting of 2 internal levels and roof plant level above, with a total internal floor area of 1,119sq m; an ancillary, 2 storey office building, with a total floor area of 4,823sq m; battery charging annex with a floor area of 381sq m; a single level refuse room with a floor area of 675sq m; & a truck wash and fuel filling facility with a floor area of 286sq m. All building components will be attached, with the exception of the truck and fuel filling facility. Paved areas, (including driveways, turning bays, loading docks, a carpark & a service road) and planting beyond will extend around the building. A gate house will be provided at the entry into the site in the future. Stage 2 of the development will be an extension to the warehouse at the northeast. The floor area of the extension will be approximately 4,650sq m. A gatehouse with a floor area of approximately 30sq m will be provided at a later stage.The development will be constructed on a podium of fill, approximately 1.6m above the existing ground level. ambient warehouse & adjoining ancillary cool-house will be single level, but consist of a minor mezzanine level to the southeast and spine of two internal levels, plus a roof top plant level. The building will step down to lower heights to the west. Generally, the building will consist of pitched gable roof forms, constructed of metal roof sheeting with a zincalume finish. The walls of the building, up to a height of about 2.7m, will be constructed of pre-cast concrete panels. Pre-finished metal wall cladding will be provided above. Windows will consist of aluminium frames & double glazing. Roller shutters will consist of a galvanised finish. Internal support areas/facilities will include: a section manager's office; a cleaner's room; cold handling workstation; and staff amenities (including a common room; kitchens; locker rooms; change room facilities; shower facilities and a first aid room). The cool house mezzanine level will accommodate refrigeration plant. The 3 level spine will consist of plant on the ground including an 'Ammonia Plant Room' which will be provided to refrigerate part of the warehouse & second levels & staff amenities on the middle level. An on-site trade-waste treatment will be provided in the maintenance area. Liquid waste from the mechanical sweepers will be treated via oil and solids separators in the plant room and then emptied into the trade waste system. Ancillary workshop & store will comprise 2 attached single storey structures, one accommodating a forklift workshop and switch room & another accommodating a battery charging annex, will be located to the north of the warehouse.
