SYDNEY WATER DEPOTS - NORTH WEST & SOUTHERN AREAS
Industrial (Depot, Garages, Workshops, Carwashes, Hangars) project for New development. The proposed depot developments are as follows: Part A. New St Marys Depot A new depot is to be constructed on a greenfield portion of Sydney Water?s site adjacent to the St Marys Sewage Treatment Plant located at Links Rd, St Marys. The Contractor will be responsible for complete design and construction of the new depot. The new depot is to be designed to accommodate approximately 100 field and office based staff plus vehicles, plant, equipment, and materials. Accommodation for an additional 10 Trade Waste staff may be required if suitable sized leased facilities are not available at new Seven Hills Depot. Part B. New North Rocks Depot. A new leased site is to be sourced from around the North Rocks area and modified to function as a new depot for Sydney Water. The Contractor will be required to search for, investigate and recommend suitable leased premises for the new depot. Sydney Water will undertake all lease negotiations. The Contractor will be required to design and construct any modifications of the leased facilities to make it suitable for depot operations. The modified depot is to be designed to accommodate approximately 60 field and office based staff plus vehicles, plant, equipment, and materials. Accommodation for an additional 10 Trade Waste staff is required if suitable sized leased facilities are available. Alternatively they are to be accommodated at the New St Marys Depot (see below). Part C. Miranda Depot. The existing depot located at Kiama St, Miranda is to be modified and upgraded to make it more suited to current and future requirements. The existing depot will need to maintain operations during the upgrade, so staging of the works will be required. The Contractor will be responsible for complete design and construction of the depot upgrades. The depot upgrades are to be designed to accommodate the existing field and office based staff plus vehicles, plant, equipment, and materials that are currently operating from the site. Part D. Daceyville Depot. A new depot is to be constructed on the existing Sydney Water site located at Gardner?s Rd, Daceyville. The existing site currently accommodates a small office (approximately 12 staff) and a sewage pumping station that are not to be disturbed during construction of the new depot. The site also accommodates a small depot that is to be replaced with the new depot. There are existing disused demountable buildings on site that are proposed to be reused in the new depot. The Contractor will be responsible for complete design and construction of the new depot. The new depot is to be designed to accommodate approximately 100 field and office based staff plus vehicles, plant, equipment, and materials. The scope of work to be undertaken by the Managing Contractor under the contract will be to manage and carry out the define, design and construction of new and upgraded depot facilities as described above. The scope includes the following elements: Development and submission of project specific Project Management Plans (Quality, Environment, Safety etc), Carry out all required site investigations and assess all development and planning controls and requirements, Undertake market search for suitable leased premises for the new North Rocks Depot, including analysis of different sites and recommendations to the Principal, Produce concept designs for review by the Principal, Produce detail designs and specifications for review by the Principal, Prepare Review of Environmental Factors or Statement of Environmental Effects, Obtain all required statutory and regulatory approvals, Produce detailed cost estimates and construction program, Undertake the construction phase by engaging and managing subcontractors where required, Commissioning of the new facilities & Participate in and contribute to Post Implementation Review. This project Alterations & additions to a number of existing buildings & carparking arrangements to a motor company's headquarters. The proposed works involve internal & external alterations & additions to the Links House; internal additions to Toyota House; internal & minor external alterations & additions to the Hubb; internal alterations & additions to the marketing display components of Thiess House; & revision & provision of additional carparking to the site. The works are primarily to enable the relocation of internal departments to make more efficient space within existing buildings. The proposal generally involves minor alterations & additions to the Links House, The Hubb, Thiess House & Toyota House to enable the relocation of existing activities into larger & more functional spaces. The Links House is located in the north-western corner of the site. The proposed alterations & additions include the following: internal reconfiguration of the existing workshops; & extension of existing mezzanine floors for office activities. The proposed alterations to this building result in the building's floor space being increased by 625sq m to 3,345sq m. The total floor space comprises: workshop 592sq m, office 1,737sq m, gym 216sq m, amenities 134sq m, display 543sq m & storage 123sq m. Toyota House is located in the north-eastern corner of the site & solely used for office purposes. It is proposed to undertake minor internal alterations to part of the ground level with no changes to the external fabric of the building. The alterations involve the reconfiguration of existing offices, a storeroom, delivery room, mail & printer room on the ground floor level to create 3 new meeting rooms. Thiess House is located to the east of the southern portion of the main warehouses. It is proposed to undertake minor alterations to the display & office areas in the southern-most portion of the building. The proposal involves an increase of 95sq m to the mezzanine floor level to provide additional office space associated with the marketing display area at the ground floor level. The Project includes the following components: the gas plant site, including subdivision; access road and utility corridor; gas pipeline access corridor; pipeline corridor including temporary construction areas; Hexham receiving station; gas pipeline connection to the existing Jemena Gate Station at Hexham; associated and ancillary infrastructure. The fenced gas plant infrastructure area will occupy less than half of the 28ha gas plant site. Construction comprises a processing plant that will convert pipeline natural gas to liquefied natural gas (LNG) by cooling it to -162°C, it will be capable of processing up to 66,500 t of LNG per year. Insulated, non-pressurised LNG storage tank (capable of containing 30,000 t or 63,000 m3 of LNG, equivalent to 1.5 petajoules & an associated containment bund to contain any potential spills or leaks. A re-gasification unit to convert the LNG in the storage tank back into natural gas.A flare. A truck loading facility to allow the dispatch of up to 1,000 tankers of LNG per year.
