LAWSON SOUTH DRAFT PLAN - MASTERPLAN
Currently at the Planning stage In Act is a project estimated to be $ 10000000. This project A Draft Plan Study for the development of land within the southern part of Lawson (south of the former Belconnen Naval Transmission Station site) The yield for Lawson South is a maximum 1850 dwellings over 3 precincts. The type & form of the development could include: Standard residential lots ranging in size from 450sq m to over 650sq m with a maximum of blocks 50% are to be less than 500sq m. Courtyard & compact housing ranging from 250sq m to 450sq m. Multi unit & terrace housing of 1-2 storeys with some 3 storey units. Multi storey apartments of 3-6 storeys. Community facilities could include childcare, preschool, medical, community hall & gardens & will be adjacent to the creek line & open space network. RACECOURSE ROAD MIXED USE DEVELOPMENT/SUNBURY FIELDS
Civil Engineering (Master plan communities/mini city) project In The Hume Council Area of Residential Subdivision (390 Lots)/Retail Premises type. The Sunbury Fields site would comprise a 390 lot residential subdivision with the homes being 6 star rated energy efficient and will comprise a mixture of semi rural, sub urban and urban living housing; The dwellings range from 263 sqm to blocks larger than 1540 sqm. Also up to 5000 sqm of retail premises for small scale facilities to support the community. An extension of the existing Elizabeth Drive to Racecourse Road which will create a central boulevard through the development and help improve local road connectivity as well as providing future public transport links with existing bus services. It will also include more than 1.6 hectares of wetlands and 3.5 hectares of local village parks, reserves and other passive recreation areas, cycling and walking paths; A fifth of the site is covered in native grasses which will be incorporated into the open space provision of the development. GLENFIELD TOWN CENTRE MASTERPLAN
Glenfield Town Centre Masterplan is currently at the Early Planning stage, valued at about $ 4000000 it is Proposed Glenfield Town Centre. This will provide better integrations between the new Glenfield Station interchange & the surrounding Glenfield centre. The Masterplan has produced 5 scenarios. Scenario 1 can deliver a total of approximately 1,000-1,300 dwellings in a mix of housing types; limited retail areas & green public spaces. Scenario 2 assumes that the College land is not available & relies on infill opportunities in the heat of the existing built up area of Glenfield & can deliver a total of approximately 1,000-1,300 dwellings. Scenario 3 assumes that none of the institutional land (DoP & DET) to the west of the station is available for development & can deliver approximately 1,000-1,100 dwellings in 3-4 storey apartment style housing. Scenario 4 assumes that the DET takes advantage of the development opportunity by reconfiguring its activities & can deliver a total of approximately 850-1,100 dwellings. This project This precinct is expected to accommodate 9,700 dwellings for up to 25,065 people ranging from large lot houses to higher residences located in the vicinity of the town centre along ridges, steep slopes & along the historic view corridor between Rouse Hill & Box Hill.
