COBAKI LAKES RESIDENTIAL DEVELOPMENT REMAINING PRECINCTS OVERALL PROJECT
Civil Engineering (Master plan communities/mini city) New project at Piggabeen Rd, Boyd St, Cobaki, NSW 2486. This type is Commercial/Residential Subdivision with Private ownership. Development of a Master Planned Community. Mixed use Town Centre & Neighbourhood Centre of 17 precincts to be developed over 25 years. Combined land area of 17.4ha. Up to 11,500sq m of retail & commercial uses including shopping centre & 200 medium density units in the Town Centre. Residential precincts with a mix of housing types including detached houses, townhouses & multi-unit housing up to 3 storeys. In excess of 5,000 dwellings in total covering approximately 283ha of developable land, including roads. Community & education precincts (7.2ha) to include 1 private & 1 state school. GLENFIELD TOWN CENTRE MASTERPLAN
Glenfield Town Centre Masterplan is currently at the Early Planning stage, valued at about $ 4000000 it is Proposed Glenfield Town Centre. This will provide better integrations between the new Glenfield Station interchange & the surrounding Glenfield centre. The Masterplan has produced 5 scenarios. Scenario 1 can deliver a total of approximately 1,000-1,300 dwellings in a mix of housing types; limited retail areas & green public spaces. Scenario 2 assumes that the College land is not available & relies on infill opportunities in the heat of the existing built up area of Glenfield & can deliver a total of approximately 1,000-1,300 dwellings. Scenario 3 assumes that none of the institutional land (DoP & DET) to the west of the station is available for development & can deliver approximately 1,000-1,100 dwellings in 3-4 storey apartment style housing. Scenario 4 assumes that the DET takes advantage of the development opportunity by reconfiguring its activities & can deliver a total of approximately 850-1,100 dwellings. EAST LEPPINGTON PRECINCT - SOUTH WEST GROWTH CENTRE - OVERALL MASTERPLAN
New project of Civil Engineering (Master plan communities/mini city) project at off Camden Valley Way & St Andrews Rd, Leppington, NSW 2179. Masterplan for East Leppington precinct. Site to be rezoned. The site is 1.5 kms from the proposed Leppington Railway Station. Proposal for 4,000 dwellings ranging from townhouses & terrace style house to single dwelling on both large & small blocks, medium density concentrated around the Local Centre. A Local Centre is located near the Heath Road & Camden Valley Way intersection with a capacity for up to 15,000sq m retail space. A new primary school to be located in the centre of the Precinct. Upgrades to Camden Valley Way, Denham court, extension of Heath Road. 2 sporting fields, 12.4 hectares of open parks, 10.3 hectares of passive open space adjacent to the riparian corridor, 9.6 hectares of passive open space within the riparian corridor. Construction of a community centre co-located with the Local Centre. A local park is co-located with the Leppington House site. NORTH WEST GROWTH CENTRE - BOX HILL & BOX HILL INDUSTRIAL PRECINCT - OVERALL PROJECT
Currently at the Early Planning stage In The Hills Shire is a project estimated to be $ 450000000. This project This precinct is expected to accommodate 9,700 dwellings for up to 25,065 people ranging from large lot houses to higher residences located in the vicinity of the town centre along ridges, steep slopes & along the historic view corridor between Rouse Hill & Box Hill. Construction of a mixed use town centre at Terry Rd & Mason Rd with 6,000sq m of retail space, 3 villages with 2 neighbourhood centres. Construction of 3-4 primary schools including 1 integrated K-12 school incorporating co-located special needs school facilities. A network of open space comprising riparian & active parks to provide a recreational corridor linking most areas within the precinct. 10 local parks. Sporting fields. Industrial development site of 128 hectares known as Box Hill Industrial is being planned in conjunction with the residential development which is bounded by Hynds Rd to the west, Nelson Rd & Edward Rd to the north east, Annangrove to the south east & Windsor Rd to the south. Private ownership Civil Engineering (Master plan communities/mini city) project In The Blacktown Council Area for New development. Proposal may comprise rezoning of land for up to 10,000 homes in 10-11 neighbourhoods, a mixed use town centre & employment zone, 5 acres of mixed use along Richmond Rd, 2 village centres, 1 new K-12 school, 3 primary schools, 69 hectares of active open space, 45 hectares of passive open space.
