Conversion of existing 5 storey former Grace Bros warehouse building for the Instituto Cervantes. The development will house language classrooms, multimedia rooms, library, exhibition space & 120 seat state of the art theatre. Ancillary office space. Project will comprise change of use to a language school and cultural centre, application for a Place of Public Entertainment (POPE) licence, and internal alterations. Entertainment (Theatres, Cinemas) project In The Sydney Council Area of Access Lift type. Construction of an external accessible lift shaft upon the eastern elevation of Pier 4/5 serving the ground, first and mezzanine levels of the Sydney Theatre Company, plus the installation of external handrails and tactile surface indicators. Associated with the lift is an internal pedestrian bridge structure on the first floor mezzanine walkway of the pier & changes to handrails, balustrades & signage around the Hickson Rd access. The lift shaft is designed as a glass enclosed steel framed structure, glazing will be frameless & fixed to the structure with stainless steel standoff bolts. The steel structure will stand on a reinforced concrete base to be impact resistant from passing traffic, reducing the need for bollards. Use of the new building at 478 George St as an office premises, with basement back-of-house theatre space & 3 levels of retail at ground floor & levels 1 & 2. Demolition of a section of the basement boundary wall between the State Theatre site and 478 George St & extension of the State Theatre stage & back-of-house areas into the new 2 level basement below 478 George St. Internal refurbishment & construction of a new rooftop plant enclosure at the State Theatre Annex (476 George St) & BCA upgrades to the existing State Theatre Annex building. The proposed development seeks approval for the refurbishment of the State Theatre Annex including: conversion of the existing 3 above-ground levels into upgraded retail space; & upgrade to the existing fire stairs at all levels to comply with current BCA standards; & provision of a new rooftop plant enclosure, & removal of the existing facade-mounted air conditioning units. The refurbished Annex building will have an overall floor space area of 362sq m. Use of the existing basement levels and part of the ground floor of the Annex building for theatre purposes and use of the ground, level 1 and level 2 floors for retail purposes. To accommodate the proposed development, the existing Mick Simmons Building at 478 George St will be demolished, and the site at 478 George St excavated to 2 basement levels. Pedestrian access arrangements; & extension & augmentation of physical infrastructure & utilities as required. The design includes sandstone columns at the front boundary from levels 1 to 6 with a terrace at level 7, a terrace is also proposed at level 4, an atrium at the rear of the building will extend from the ground floor up to level 7. From level 7 the commercial tower will be cantilevered out over the State Theatre site to the north.
