The Royal Rehabilitation Centre, Sydney (RRCS) is seeking to have their site rezoned and listed as a State Significant Site to facilitate the redevelopment of the following: - A new, purpose built specialised rehabilitation & disability facility. A 750 dwelling residential development. Landscaped public and private open space of 5 hectares. Associated services & infrastructure. The new multi-functional Health & Disability Centre will replace the current outmoded accommodation with a purpose built, state of the art facility to integrate specially designed independent living & supported accommodation. The RRCS health facility will have a construction value of $40,000,000 + & will provide a state wide, specialised rehabilitation & disability centre & associated academic & research centre, the building will provide both residential care & a head office for the network of community located support services. The in patient services in the new facility will include up to 64 specialised beds for severely injured people, an early intervention rehabilitation service integrated with trauma, medical & surgery teams. Improved access to 24 hour emergency cover. Improved opportunities for clinical research. Full range of health & disability services such as occupational therapy, hydrotherapy, medical consulting rooms & day activity centre. The RRCS residential accommodation will include up to 16 apartment style high dependency units, up to 16 units for transitional & respite care & up to 16 units for carers, families & clinicians under training. There will also be 5 houses throughout the site for people with a disability. There will also be a new sporting, recreational & leisure complex, including lap pool & gymnasium, 2 multi-purpose courts, rehabilitation tracks & passive recreation areas. There will be provision for professional office & retail space on the site providing ancillary health related community services for local residents such as a day activity centre and family general practice. There will be a childcare centre for 50 children & a community hall for 100 persons. The development will include a high quality, sustainable residential component comprising a total of 795 apartments, townhouses & houses, maximum of 4 storeys , including 68 x 2 storey townhouses. The residential component will have a construction value of $250,000,000+. A total of approx 1,700 people will be housed, a portion will be accessible housing for people with disabilities & a new pedestrian network will be created throughout the site, focused on a central lake. The total area of the development will be as follows: RRCS campus 19,083 sqm; townhouses 10,926sq m; apartments 16,465sq m; houses 3,712.5sq m; recreational facilities 11,309sq m; private open space 19,423sq m; public open space 73,283.5sq m; retail 392sq m; roads 24,465sq m. The Torrens title subdivision is to transfer Lots 1, 2 3, 4 & 7 to any new owner for residential development in accordance with the concept plan.
