The new building is of a contemporary design displaying a well-proportioned and modulated façade to replace the existing dilapidated building. The central body of the site will be used as a workshop area, incorporating a parts storage facility and delivery bay. The existing warehouse, fronting Bourke Road, will be modified to accommodate car storage facilities; vans work bays, a vans showroom with ancillary office space and amenities.The building, fronting O'Riordan St, will be located predominantly over 2 levels, containing pre-owned vehicles and Mercedes-Benz showroom, incorporating indoor and outdoor displays, with ancillary office, staff and visitor facilities and amenities. A unique feature of this design is a double height void area allowing for a clear view of the mezzanine and pro-owned vehicle showroom from the main Mercedes-Benz showroom. Access to the main showroom will be provided from the ground floor. Customer carparking will be located to the south of the new building a short walking distance from the main entrance. In Addition, a ramp up under the porte cochere servicing customer and car drop-off bays accesses the main showroom. The proposed development will be configured as follows: New Building - Ground Floor: pre-owned showroom; demonstration vehicle parking area; service centre workshops and associated work bays; ancillary office space, staff and visitor facilities and amenities; separate car and personal lifts servicing the building; and Staff car park. First floor: Mercedes-Benz showroom with external porte-cochere display area; ancillary office space and staff training room; staff and visitor facilities and amenities; staff separate training and lunch rooms; electricity substation fronting O'Riordan Street ; and customer car parking. Mezzanine Level - Ancillary office spaces; staff facilities and meeting rooms; and Mercedes-Benz showroom. Warehouse - vans showroom and feature display parking; car storage and contractor work bays; customer lounge and ancillary office space; vehicle display area fronting Bourke Rd ; customer carparking; & loading & unloading bay. Proposed Gross Floor Area: workshop 2,473sq m; new car sales 2,449sq m; used car sales 4,209sq m; vehicle storage 4,532sq m; office space 1,046sq m, total Gross Floor Area: 14,709sq m. The proposed parking provision on site is as follows: 34 customer spaces, 50 staff spaces, 32 staff and demonstration spaces, 30 car display spaces, 45 service parking spaces, 32 workshop bays, capacity for 109 new and used vehicle storage.
