POTTS HILL RESERVOIRS SITE REDEVELOPMENT - OVERALL CONCEPT PLAN
State ownership Commercial Premises (Offices) project In The Bankstown Council Area for New development. The proponents (Landcom and Sydney Water) are seeking to redevelop the Sydney Water-owned site on Rookwood Rd. The redevelopment will consist of: employment land for Sydney Water, NSW Police and energy providers; residential development for approx 410 dwellings, including 230 detached or semi-detached dwellings & 180 apartments; and open space/parkland and conservation area. The concept plan defines 2 distinct precincts for potential redevelopment: Eastern Precinct for employment uses & Western Precinct for residential uses & public open space. It is proposed that the eastern precinct will be utilised by the following uses: Sydney Water Corporation; NSW Police; Energy Australia; and Transgrid. Transgrid has requested a parcel of about 2.4h on Rookwood Rd for an electricity substation. It will be a long, low rise building of approx 2 storeys. Energy Australia is interested in acquiring approx 2h on Brunker Rd for a works depot, it will comprise offices, workshops/garage of up to 2 storeys. This site is in the location of existing SWC administration buildings. Each of the proposed uses would involve a relocation of existing facilities elsewhere in Sydney to the Eastern Precinct site. Sydney Water will operate its field headquarters from the site which is similar to existing operations. The NSW Police intends to relocate its existing special operations unit from Green Square to the Potts Hill site. Transgrid will operate an electricity sub station while Energy Australia will operate a depot. The proposed residential development in the western precinct is likely to include a mix of approx 230 predominantly detached dwellings, & 2 medium density sites that have the capacity for approx 180 apartments or seniors living uses. Housing construction in the residential precinct is not expected to occur until 2010, following the completion of the Sydney Water headquarters. The on-highway truck workshop building has a GFA of 1805sq m, & will cater for trucks arriving for scheduled services or on tow. The B.Con and Coates building has GFA of 1557sq m & is for the assembly of new machinery, as well as repair, maintenance & hiring of building construction equipment. The CRC (Component Rebuild Centre) building has a GFA of 5125sq m. The general workshop has a GFA of 3345sq m. The utility & wash bay buildings have a GFA of 2250sq m & 950sq m. The High Velocity Oxygen Fuel (HVOC)/hydraulic facility has a GFA of 1925sq m & is a stand alone facility containing workshops, administration & staff areas.
