DARLING WALK PRECINCT
Office/Retail Complex - 6/9 Storey project at Darling Walk, Darling Harbour, Sydney, NSW 2000 in the Retail (Shops, shopping centres & arcades, supermarkets). Redevelopment of the Darling Walk precinct (former Sega World) into a new retail & commercial area. The development will comprise the construction of 2 buildings, a 6 storey building fronting Tumbalong Park (northern building) & a 9 storey building fronting Harbour St (southern building), incorporating a GFA of 67,827sq m, comprising 64,232sq m of commercial floorspace, 2,592sq m of retail floorspace & 1,000sq m for a youth theatre. The northern building will have a GFA of 31,985sq m & the southern building a GFA of 35,376sq m. The Commonwealth Bank will be a cornerstone tenant of the office complex. It is proposed that the building will be designed to achieve a 5 star NABERS (National Australian Built Environmental Rating System) energy rating & a 6 Green Star design rating. ESD initiatives will include a high performance facade; chilled beam & fresh air systems; carbon emission reduction; waste water treatment; rainwater harvesting; & onsite waste recycling during construction. Reinforced concrete & steel walls, external facade comprises glass, lightweight cladding & timber, metallic panelling, roof comprises opaque materials including metallic panelling. Basement carparking totaling 800 car spaces including 200 spaces to service the commercial buildings and a 600 space public car park. Public domain improvements will include the following: Pedestrian boulevard along the western side of the buildings, activated by cafes & retail areas at the ground level of the development. Active play area comprising series of activity zones with sand play, terrain slides, climbing walls, swings & nets. Water play - interactive water play elements including interactive bubblers, streams & jets & shallow water pools. Terraced community green - 2 large terraced lawn areas environment comprising a series of activity zones.
