CHATSWOOD WEST COMMUNITY & AGED CARE PRECINCT - ST PETERS GREEN

Demolition of existing buildings & structures (including church). Construction of a retirement village consisting of 27 independent living units; a residential aged care facility building incorporating an 86 bed nursing home with associated facilities including consulting rooms & administration offices; construction of community facilities including a library, flexible meeting space & cafe; & provision of hard & soft landscaping including a toddlers' playground & public park. The residential aged care facility is the largest building, with a GFA of 4,863sq m, H-shaped in plan & varying between 1/4 storeys. The building will accommodate a mix of uses. Residential accommodation will be provided on all levels & will include 78 ensuite bathrooms at ground, first & second floor levels. Each level will also accommodate support facilities, including staff amenities, consulting rooms & salon. The uppermost level will accommodate a further 8 suites with bedroom, living room & bathroom. 22 of the beds have been allocated for dementia care. The library, meeting rooms & entry occupy a glazed, single storey perimeter of the aged care facility, facing the new park & entry court. The library & flexible meeting space of approx 405sq m will be available to the general public. it is anticipated that these facilities will be managed in collaboration with Willoughby City Council. The cafe/deli of 70sq m is a predominantly glazed single storey pavilion. The independent living units will comprise 5 linked buildings of 2/3 storeys, with 27 apartments: 4 x compact 1 bedroom + study, 17 x larger 1 bedroom + study, 6 x 2 bed + sunroom, & a community room. All dwellings have a combination of private terraces, courtyards & balconies. Landscape elements include a 1,000sq m public park & paved entry court. Carparking will be accommodated within the basement of the residential aged care facility building (38 spaces). Additional parking will be available in the form of on-street parking bays on Felton St (16 spaces) & a small surface carpark to the west of the aged care building (3 spaces). Works will comprise: alterations to the western facade of the building to replace the existing infills to former openings; replacement of the ramps that provide access to the Tram Shed from western forecourt; minor modifications to southern facade to insert additional openings; replacement of attached shed on northern side of the building with loading dock; new openings in the northern facade to allow ventilation of carpark & tenancy space; direct pedestrian access to the buildings from Maxwell Rd; replacement of the existing roof, including reinstatement of the glazing to sawtooth roof; replacement of roof to former office & amenities building & removal of internal walls; new first floor level above carpark in the north shed; insertion of openings in the wall between the 2 sheds; amenities facilities at the junction of 2 sheds at existing ground floor level; construction of new floor at front of the south shed to provide retail space at forecourt level; construction of first floor level at back of the south shed for community purposes; access to new level via travelator & lift; minor roof addition & contain plant room; new electrical, mechanical & hydraulic services; extensive conservation works to tram sheds & attached office & amenities building.
