Commercial/Retail/Child Care Centre/Gymnasium - 11 Level project at 1-19 Shelley St Wharf 9 & 10 King St Wharf, Sydney, NSW 2000 in the Sports (Indoor sports & leisure centres, bowling alleys, squash courts, gymnasiums). Construction of a 10 storey commercial development comprising a total GFA of 35,000sq m. The development will be occupied by the Macquarie Bank. Macquarie Bank will be relocating 3 of its Sydney offices & will lease the whole building for 15 years. The building will comprise ground floor and 10 upper levels with footplates ranging from approx 1,950sq m to 3,650sq m. The commercial campus style building will include commercial, retail, child care facility and gymnasium use on ground and first floor. The child care facility has a GFA of 1,200sq m and will cater for 51 children. The building has been designed to achieve at least a 4.5 star rating under the Dept of Energy, Utilities and Sustainability's Australian Building Greenhouse Rating (ABGR) scheme for the base building & a 6 star Green Star rating. Key sustainable features include chill beam HVAC airconditioning system, a heat transfer system & water saving technologies cutting potable water use by 60%, micro turbines used for co-generation. Waterless urinals will be installed & dual pipework will be fitted to allow for grey & black water recycling. The high performance facade & central atrium will promote natural light & mitigate solar load. Automatic blinds will react to light levels. Above ground, the building is an "H" shape, with sky bridges linking the high and low rise building forms. The building is broken into two distinct forms which are wrapped in an external steel structural mesh or diagrid with paint finish. The building volume is separated from the diagrid and wrapped in a highly transparent curtain wall. The atrium runs the length of the building and is punctuated with bridges and platforms. Proposed development involves demolition and further excavation of the existing 25m pool that would enable the construction of a new pool for the purposes of Water Polo. Scope of work includes: demolition of the existing concrete 25m swimming pool structure & its immediate surrounding concourse. Earthworks comprising excavation of land along the full length of the existing pool on both the northern & southern sides. The excavation will enable the pool to be widened by 7.25m on the northern side of the existing pool & by 2.24m on the southern side of the pool.
